🏠 Damp and mould in your home? Here’s what you need to know.

Damp and mould can affect your health and damage your home – but there are simple steps you can take to reduce the risk.

πŸ’§ What causes it?
Everyday activities like cooking, bathing and drying clothes create moisture. When this warm, damp air meets cold surfaces, it turns into condensation – the main cause of mould.

βœ… Top tips to prevent damp and mould:
β€’ Open windows or use extractor fans when cooking or bathing
β€’ Keep lids on pans to reduce steam
β€’ Dry clothes outdoors where possible (or in a well-ventilated room)
β€’ Leave space between furniture and walls to allow air to circulate
β€’ Keep your home warm with consistent heating
β€’ Wipe away condensation from windows and surfaces

⚠️ Why it matters
Damp and mould can lead to respiratory problems and worsen existing health conditions if left untreated.

Electrical Safety in Your Council Home.

To keep your home safe, we carry out Electrical Installation Condition Reports (EICR) every 5 years, often alongside upgrade works.

These checks help:
β€’ Identify potential hazards or risks
β€’ Spot aging electrics and worn accessories
β€’ Prevent electrical shocks and fires

During these visits, our contractors may replace:
β€’ Consumer units
β€’ Light fittings & switches
β€’ Sockets
β€’ Smoke & CO alarms

All contractors carry ID cards β€” feel free to ask to see theirs before letting them in.

Flexible Appointments
We will work around your schedule to get the job done. Contractors will try to contact you three times before referring it back to us.

Planned Works – Improving Your Home

As well as day-to-day repairs, we also carry out larger improvements to our council homes through our Planned Maintenance Programme.

This includes work such as:
πŸ”§ Installing central heating and double glazing
🍽️ Upgrading kitchens
⚑ Rewiring homes
🏠 Roof repairs and structural improvements
πŸ”₯ Annual gas safety checks and smoke alarm installations

Each year, we talk to our Tenant Panel. They help us choose which improvements to include in future plans.

After work is completed, will be asked for feedback so we can continue to improve our service.

If something needs repairing in your council home or in a shared area, it is important to let us know so we can put it right as quickly as possible.

There are several easy ways to report a repair:
βœ… Online through our website
βœ… By email
βœ… Over the phone
βœ… In person at our Pier Avenue office

When reporting a repair, please include details about what needs attention, your address and when someone will be available to provide access. Photos can also help us understand the issue more quickly.

What is happening this week.

🚢 Weeley Walkabout – Wednesday 10th June 2026

Our team will be out and about in Weeley on Wednesday, meeting residents, listening to concerns and checking in on local housing issues.

Our next Housing Support drop-in session at Honeycroft is taking place this Friday (12th June 2026) from 10AM-1PM.

A couple of weeks ago, we were out in Mistley for one of our estate walkabouts πŸ‘£

We were joined by colleagues from Colchester Borough Homes, who came along to see how we run our walkabouts as they look to introduce something similar in Colchester – great to see this being shared! 🀝

These walkabouts are a great chance for us to connect with residents, spot anything that needs attention, and help keep our communities safe – from reporting repairs to tackling litter and trip hazards in communal areas.

Thinking about making changes to your council home?

If you have a secure tenancy, you may be able to make improvements – but you must ask for permission first and receive written approval before starting any work.

Examples of changes include:
Installing a new shower
Changing kitchen units
Adding a satellite dish or aerial
Putting up a fence or shed

If you have an introductory or non-secure tenancy, you are not able to make changes.
