What's your Friday feeling? Mine is a massive congratulations to Stuart Waddington - our Stepping Stones partner in Oxford who has just this week completed on two properties for which the majority of funds were crowd funded! This is a monumental achievement which you will well know if you have ever attempted crowd funding for anything. A purchase price of £835,000 for a 6 bed HMO & a second house - it's expensive in Oxford! Crowd funding of over £500,000 and a mortgage to make up the difference. Hat's off to you Stuart for your unwavering determination to keep supporting charities to house their homeless and disadvantaged clients even when the market is against them in every way. That puts Stuart in Oxford at 32 clients per night who would otherwise be homeless! You are an inspiration!!!

DUCKS DO NOT SIT NEATLY IN ROWS

getting my ducks in a row is a falacy, it's never gonna happen this has been demonstrated beautifully by the new family of ducklings on the local lake near me! I might want all my ducks (properties, tenants, business partners, team) to sit in a row but the reality in life and business is those pesky ducks like to squiggle about and go where they please with no reference to me! This very sime analogy has changed my perspective about unexpected things coming from left field on a random day, it's enabled me to stop expecting all the ducks to sit neatly in a row. And even to laugh when something unexpected takes out my entire day rather than feeling like everything that happens is a problem or a failure in some way.

What's been your biggest blinding flash of the obvious lately?

P.S. so funny that I went to find the ducklings to take this picture for you and they let me get that close without even the faintest squiggle!! 😂

New Lease of Life
Redeeming isn't a culturally meaningful or commonly used word but it means to save or regain possession! Most of the property that we source, refurbish and provide to charities to house their clients is in a really poor state - not fit for any use whatsoever. Bringing property back in to service always brings such a great sense of achievement! Here are before and after photos of a very neglected property that has been brought back to life and now provides a home for 5 people every night who would otherwise have been homeless. I love redeeming houses!

Goal Smashing!
I am really excited to see the number of nights housing that Stepping Stones has provided climbing above 160,000 this month! I remember when I first started this project locally in Northampton and the first house provided 5 spaces per night! Wow what a long way we have come since then! This year will see exponential growth as more Ethical Property Partners jump onboard the project. So I am setting the ambitious goal of providing 500,000 nights before the end of the year! Lots of people in business call this a BHAG - Big Hairy Audacious Goal 😂 I mean we have nothing to lose as the quote goes "reach for the moon the worst case scenario is you will only reach the stars" - 2021 watch out, here we come!

Lots of our charity partners have got big plans for the year knowing that many of their services will be busier than ever with all the challenges presented to their clients by Coronavirus. It's a great privelege to be working with so many of them to provide safe, affordable and secure housing for their clients. I am especially excited to be showing Accommodation Concern round their first Stepping Stones House tomorrow 😎

Massive congratulations to our Oxford Stepping Stones partner who recently had to return a 4 bedroom house that was full on the project and has managed to find a 6 bedroom house to replace it with. This is another 2 people a night every night 365 days a year who will not be sleeping on the street or anywhere even worse than the street because of our hard work! Great works team 😀
2 people extra a night might not sound like much to you but to each of the 2 people it literally means the world.

Can you imagine if your house failed it's MOT and that meant you could no longer stay in it because it was no longer road worthy. People ask me all the time about the kind of people that Stepping Stones has helped over the past several years. I met a lovely lady who had fallen on hard times - THROUGH NO FAULT OF HER OWN - although I am not sure that should matter! Everyone deserves a second chance. She was living in her car but then her car failed it's MOT and suddenly she had nothing left. A few months in a stepping stones house with the support of a local charity partner and she was working again, paying her own way from her own wages and moved on to a private rented flat. Have you ever seen someone living in a car = what were your assumptions about them? Everyone deserves a second chance - EVERYONE.

It's Friday!
And not just any Friday but half term Friday! This week has been about doing what needs to be done in the business but also supporting my youngest son to finish his A Level English coursework and submit his applications for dance school - what have you found yourself doing or learning in life that you never would have predicted way back when. All of these challenges have made me who I am today - passionate, committed and caring. It's funny really how being a mum for so many years can prepare you for becoming a business woman! Ethical Property Partners has taught me everything I know about property and given me the strategy and systems to be able to change the fortunes of so many who would be without a chance of a home without the work we do at Stepping Stones. Have a great weekend all!
