As of March 31, 2020, the Province has enacted the Building Codes Act and Regulations. The Act brings in the 2015 National Building Code and the 2017 National Energy Code of Canada for Buildings. Outside of Summerside, the codes will apply to all buildings immediately with exception of Single-Family Houses, Semi-Detached Houses (Side-by-Side Duplex) and buildings and structures related to the two housing types (Decks, Garages, Sheds) which will fall under the Act and Code requirements on March 31, 2021. In Summerside the structures exempted by the Province will continue to be allowed to be designed using the 2010 NBC or the 2015 NBC until March 31, 2021.

The Department of Agriculture and Land will be holding municipal consultations on the draft Building Codes Act Regulations during the last week of August.

The consultations will be followed by public consultations at the same venues at 7:00 pm. The Department is also available to answer questions.

This potential fire hazard is a dryer duct I found during an inspection this morning at a new house under construction. This single run had two areas where cheap foil duct was used to cross over HRV ducting and would have been completely enclosed in the ceiling space. It likely would have eventually plugged with lint and to try to clean it out likely would have resulted in puncture holes in the duct allowing lint to accumulate in the ceiling cavity.

July 29, 2019
Islanders invited to comment on the New Prince Edward Island Building Code Regulations
Charlottetown, Prince Edward Island – The public is invited to provide input on a new draft
regulations under the Prince Edward Island Building Codes Act. The Act will support Islanders
by allowing for consistent building regulations as PEI is adopting both the National Building
Code of Canada and the National Energy Code of Canada for Buildings.
Together the Act and accompanying regulations outline the requirements and procedures for
issuing and acquiring building permits and list the requirements for the qualifications of building
officials.
“Prince Edward Island will adopt the National Building Code, which outlines minimum
standards for the design, construction, alterations and demolitions across PEI.” said Bloyce
Thompson, Minister of Agriculture and Land. “The province puts the health, safety, energy
conservation, accessibility, and protection of all Islanders at the forefront.”
The Building Codes Act regulation consultations begin online today and will continue until Sept
6, 2019. To review the regulations and comment, visit princeedwardisland.ca/buildingcoderegs.
The province will be reaching out to stakeholders and the general public for consultations.

A question I get asked at least once a summer is whether or not a propane barbecue grill is allowed on an apartment building balcony.
The answer is no;

Under the PEI Fire Prevention Act per NFPA 1 Fire Code:
For other than one and two-family dwellings;
No hibachi, grill or other similar devices used for cooking, heating, or any other purpose, shall be used or kindled on any balcony or under any overhanging portion or within 10 ft (3 m) of any structure.

No hibachi, grill, or similar devices used for cooking shall be stored on a balcony.

Listed equipment permanently installed in accordance with its listing,applicable codes, and manufacturer's instructions shall be permitted. It is not the intent to allow the permanent installation of portable equipment unless it is permitted by its listing.

This post has been revised to reflect the requirements under the 2018 edition of NFPA 1.
