Heartland Housing Foundation is immensely grateful to receive $10.9 million through the Affordable Housing Partnership Program (AHPP) for our newest development—an all-ages apartment community in downtown Fort Saskatchewan. The AHPP is a partnership between the Government Of Alberta and the Government of Canada.
The development will be home to over 80 households, with rent priced below market rates to help meet the needs of middle- to lower-income community members. The new apartment building will be located on 101 Street, where the old Dr. Turner Lodge was situated, and is near amenities, services, and public transit. The project is currently in the predevelopment phase, with work ongoing to secure zoning, permits, and the balance of funding. The AHPP grant represents about 30% of the project’s estimated total cost. The project is anticipated to break ground in Spring 2027.
“We would like to extend our sincere gratitude to Minister Nixon and his administration team for recognizing Heartland Housing Foundation’s capacity to deliver this development for the City of Fort Saskatchewan, and for their continued support for our sector and the Albertans we serve. Our waitlists tell a compelling story about the need for housing like this in our community, and this investment is a critical step forward in helping to meet that need.”
- Nancy Simmonds, CA, CPA, CIHCM, Chief Executive Officer, Heartland Housing Foundation
“Fort Saskatchewan is a growing city, and with that growth comes a need for increased housing options. This development will help contribute to the vibrancy of the City’s downtown, while providing more much-needed affordable housing for generations of Fort Saskatchewan residents to come.”
- Sheldon Hudson, P.Eng, MBA, Chair of the Board of Directors, Heartland Housing Foundation
“The City is pleased to see the provincial government’s support for the Heartland Housing Foundation and this important project. This site plays a vital role in our downtown core, and the development will strengthen our community and provide meaningful benefits for generations to come.”
- Lisa Makin Mayor City of Fort Saskatchewan
