Gananoque Neighbourhood Association Monitoring Municipal due diligence in Gananoque Ontario

05/18/2016

Unbelievable! Town Council has just voted unanimously to accept the increase in size of 'Stone and South' condos! Even though the planning Advisory Committee voted unanimously AGAINST the proposal just last week. Even though the people who spoke against had well researched valid points. Each person was only given TWO minutes to speak. Councillor Jeff Girling didn't even bother to review the letters sent to Council, except to say there were three for and a lot against, and since all the letter writers were in the audience, there was no point. That was patently untrue, as I know people who wrote to protest and were NOT in the crowd. Makes me wonder what went on behind the scenes. Why do we have a Planning Committee? For that matter, why do we have a Town Council when all they are good at is discussing sewer lines.

A quick reminder to everyone about Town Council meeting tonight at 6 pm at the Recreation Centre concerning the 'Stone & South' Condo development.

This is not a public meeting like the meeting last week, but is a regular Council meeting, and it will be important to remember:

a) You will only get a chance to speak at the BEGINNING of the meeting, not after the presentations, so get up and have your say then, because it is the only chance you will get. Keep it under 3 minutes. If we are respectful, but state our opinions firmly, we are more likely to be listened to by Council.

b) The Planning Advisory Committee has reviewed all the documents and heard from the p***c, and has voted unanimously to turn down the request.

c) All we are asking is that Council members respect that decision, and follow the guidelines from the planning documents. This is not anti-development, as that approval has already been made, but this increase in units only makes the situation more unacceptable.

The vote will be at the end of the meeting, not right after the discussion. It is very important that you stay till the end if possible, to emphasize the importance of this issue to all of us in the town. The agenda is fairly short, so hopefully the meeting will not go very late. (Have a snack beforehand, if you don't have time for dinner!!)

A reminder of the two important meetings coming up. The first, the Planning Committee meeting to discuss the proposed 40% unit increase of the CaraCo condominium on South Street, is this Tuesday, May 10 at 6 p.m. at the Recreation Centre. The second is the Town Council meeting, where a final decision will be made, on Tuesday, May 17, at 6 p.m. at the Recreation Centre. Please consider expressing your concerns over this proposed size increase at one or both of these meetings. These are public meetings, and we hope that a great many people will show up. We look forward to seeing you there!

Here are the new renderings of the condominium from South Street and from the river. You will notice that there is an extra projecting bay or pier on each side of each building. The overall impression is of much heavier looking buildings.

The next Planning Advisory Committee meeting is NOT tonight, April 26. It is on May 10 at 6 p.m. at the Recreation Centre.

04/19/2016

The Planning Advisory Committee meeting to discuss the proposed increase in size of CaraCo's planned condo, 'Stone and South Condos', will be held at Recreation Centre on Tuesday, May 10 at 6 p.m. This is a public meeting where concerned citizens may voice their opinions.

The following Town Council meeting, on May 17 at 6 p.m., Is also at the Rec Centre, and is also a public meeting. A final decision about CaraCo's request to vastly increase the number of units in the condos from 89 to 125 (a 40% increase) will be made at this meeting. CaraCo is also planning to increase the size of the marina to 125 plus spaces for visitors. The proposed marina is already 4X the size of the existing docks and extends far out into the river. The parking needs for this many additional vehicles would completely fill South and John Streets, which already have too few spaces for theatre goers and other residents and visitors.

It is very important for everyone interested in this issue to come out.

CaraCo is trying to increase the number of units in the newly renamed 'Stone and South Condos' by what they call a modest amount - which will be, in fact, a request for a 40% increase to 125 units. Town Council stated very specifically that 102 units were too many, at the public meeting of July 2, 2014. Ultimately 89 units were approved. Now CaraCo wants to build 125 units?

The next town Planning Advisory Committee meeting is on April 26, when CaraCo's request for 'modest densification' will be discussed. The time and place will be on the Town's website. Please come out and express your concerns.

Oh, what a view'

Thank you to everyone who came out to the meeting tonight and expressed their opinion. I know that a lot of people invested a great deal of time and emotional energy into what they said. A great many good points were made. It is unfortunate that Town Council chose not to listen.

Town Council has decided to ignore its own Development Permit Bylaws and pass the Riviyra condominium proposal, as well as accepting the associated marina proposal with conditions. At least 20 people spoke against the proposal, and only 4 in favour, but many people were cut off, including planner Bob Clark.

03/09/2015

The opening between Park Lane and the house to its West is approximately 9 metres, which is what the opening between the two blocks of Riviyra would be. Not much view there!

03/06/2015

Some ways the Riviyra Condominium proposal does not comply with the Development Permit System:
- The Exterior side yard (the side that would front on South Street) is required to be setback 15 metres and the plan shows 6 metres from the road and 1 metre from a projection.
- The Rear yard (between the condo and the Playhouse) is supposed to be setback 6.5 metres back, but is less than 4 metres.
- The maximum height is supposed to be 20 metres but is 22.4 metres.
