Rental Services Tasmania - CBOS We are Tasmania’s Residential Tenancy Commissioner. Our mission is to ensure fair housing practices for all.

We are here to provide owners and tenants with guidance and support on all matters relating to residential tenancy rights and regulations. This account is owned and managed by Consumer, Building and Occupational Services (CBOS), which is a business unit of the Department of Justice in the Tasmanian government. We work towards a fair, just and safe Tasmania through the delivery of equitable, effici

ent and effective consumer, building and occupational regulation. To do this, we:
• advise and educate consumers, tenants, businesses and landlords on their rights, responsibilities and changes to the law
• review and advise the state government on consumer legislation and industry codes
• advise and educate consumers and people in the building industry about the state’s building legislation and national standards
• register and license businesses and occupations
• conciliate disputes between consumers and traders, tenants and landlords, and consumers and building practitioners
• enforce and ensure compliance with consumer laws, building laws and gas and electricity safety standards.

🏠 Moving out of your rental? A little preparation goes a long way when it comes to getting your full bond back.
Here are a couple of tips for you to get your bond back:

📋 Pull out your ingoing condition report and use it as your checklist
📸 Take photos of every room once you've finished cleaning
🧹 Hire a professional carpet cleaner and keep the receipt — don't use a steam cleaning machine yourself
🌿 Leave the gardens as you found them mowing, weeding and edging are your responsibility, but not pruning
🗑️ Remove all belongings and rubbish from the property
Once the keys are returned, the owner has three days to start a bond claim through MyBond.

You'll be notified of any claim and have the right to approve or dispute it.

Act quickly — the sooner you move, the better your chances of limiting the damage.

🕐 First, call your bank and let them know what happened — they may be able to stop a payment or protect your accounts.
Then report the scam to Scamwatch at scamwatch.gov.au so others can be warned. 📣

Lodge police report online at ReportCyber, and let the platform where you found the listing know so it can be removed. 🚔

Report to the platform. Let Facebook, Gumtree or wherever the listing appeared know so it can be taken down and save another person from being scammed. 📱

If your personal documents were shared — like your passport or bank statements — reach out to IDCARE at idcare.org for free identity recovery support. 🪪

The Tasmanian Civil and Administrative Tribunal (TASCAT) has published a recent decision under Tasmania's Residential Tenancy Amendment (Pets) Act 2025, providing early guidance on how the new law may be applied.

The landlord was not allowed to refuse a pet, as there was no evidence it would cause damage beyond normal wear and tear.

🏠 Your home is still your home, even when you're moving out. But there are limits to refusing viewings.

Near the end of a tenancy, owners have a legal right to show the property to potential new tenants, even if you haven't agreed to it. The key protections are in how they do it.
📋Here's what the law requires:
📩 48 hours' written notice before every visit
🕗 Entry only between 8am and 6pm
1️⃣ Once per day maximum
📅 No more than 5 days in any week

You can always try to negotiate a time that works for you first and the owner should make a genuine attempt to agree before entering without consent.

🐾 Renting in Tasmania with a pet just got a whole lot easier. 🐾

As of 20 March 2026, Tasmanian renters have the right to formally request to keep a pet, and owners can no longer knock it back with a blanket no. If they want to refuse, they must apply to TASCAT and show reasonable grounds. 🏛️

Here's what else you should know:
📋 Owners must respond to your pet request within 14 days
🔇 No response within 14 days? That's legally considered a yes
💰 Pet bonds are not permitted — the standard bond covers any pet-related damage

As a property owner in Tasmania, your responsibilities don't stop at installation. You're required to clean, test and ensure all alarms are operating before each new occupancy, replace back-up batteries in mains-powered alarms, and replace alarms every 10 years.

It is a shared responsibility though. During the tenancy, tenants are responsible for testing and cleaning alarms and must report any faults or fire safety concerns to the owner.

🚨 Paying your rental bond? There's only one legal way to do it in Tasmania.

It's illegal for a property owner or agent to receive your bond directly. All rental bonds must be lodged through MyBond, an online system where your money is held safely by the Rental Deposit Authority, not the landlord. ❌

If someone asks you to transfer your bond straight to their bank account, that's a serious warning sign. 🛑

Before you sign it, walk through the property carefully. Notice a scratch on the wall, a stain on the carpet, or a broken fixture? Add it to the report.

You have two days from receiving it to return your signed copy with any additions noted.

What gets documented at move-in is what protects your bond at move-out.

🐱 Thinking a pet bond gives you extra protection?
It doesn't and charging one is against the law.

Under Tasmanian law, pet bonds are not permitted. If a tenant's pet causes damage beyond fair wear and tear, you can make a claim through the standard rental bond. The bond is capped at four weeks' rent and can't be topped up with a separate pet-specific payment.
