NSW AFSS Compliance Changed in February 2026

Is Your Building Actually Covered?

AFSS is no longer just about completing an annual inspection.

As of 2026, Annual Fire Safety Statements must be supported by maintenance carried out strictly in accordance with AS1851 — including lifecycle testing and fully traceable documentation.

That means:

• Exact servicing intervals
• 5-year and 10-year testing completed
• Seven-year record retention
• Evidence ready if Council or FRNSW request it

Across many buildings we’re reviewing, documentation gaps are the real risk, not necessarily system failure.

If your building can’t demonstrate lifecycle compliance, exposure increases.
