The market has shifted, and buyers are negotiating differently than they were even a year or two ago.
We’re seeing conditions back in offers. Financing. Home inspections. Sometimes even the sale of a buyer’s current home. That’s a big change from the peak frenzy, when offers were firm and you truly got what you got.
Buyers are also being more diligent. If an issue comes up during an inspection, they’re asking for it to be addressed before closing. They’re taking the time to review details. They’re protecting themselves.
For sellers, that doesn’t mean it’s a bad market. It just means strategy matters more. Pricing correctly, preparing your home properly, and understanding what buyers are looking for can make all the difference.

The Bank of Canada is keeping its rate at 2.25%. That means borrowing costs haven’t gone up… for now.
That said, the Bank was pretty honest about one thing: there’s still a lot of uncertainty out there. Inflation hasn’t completely settled, and with global and political stuff constantly shifting, future rate changes are still on the table.
So what does this actually mean for you?
If you’re thinking about buying, selling, or refinancing, this pause gives you a bit of breathing room. It’s a chance to look at your options without the pressure of another immediate hike. The big question a lot of people are asking right now is fixed or variable, and the truth is- there’s no “right” answer across the board. It really depends on your plans, your comfort level, and how long you expect to stay put.

One thing that often causes confusion for buyers is the difference between the deposit and the down payment, so let’s clear it up.
When you submit an offer on a home in Ontario, the deposit is the money that accompanies your offer. It’s your way of showing the seller you’re serious and that you fully intend to purchase the property. Think of it as your good-faith commitment. Because of that, the amount matters. If you’re offering on a $1M home versus a $400K home, the deposit is typically going to be much more significant. Sellers look at this closely, especially in competitive situations, because a stronger deposit can make your offer feel more solid and reliable.
The down payment is different. That’s the total amount you’re putting toward the purchase price when you actually close on the home. Your deposit is applied toward that down payment, but it’s only a portion of it. The rest is paid later, on closing day, along with your mortgage funds. Your deposit does go towards the purchase price.
Bottom line: the deposit shows intent, confidence, and commitment at the offer stage. The down payment is the bigger picture number that completes the purchase.
