Lately, I’m encouraged to see some positive signs of recovery. Inventory levels here in Florida are moving lower, which is often an early indication that buyers are absorbing available homes and that the market is beginning to stabilize. At the same time, homebuilder backlogs have been increasing again—meaning builders are seeing stronger demand and more confidence than during the slowdown we experienced earlier.

Job growth is also starting to pick up, and employment in goods-producing sectors is expected to turn positive after 2025. These labor trends are vital for our local housing outlook, as they help shape the foundation for sustainable growth. Experts are even suggesting that central bank officials may soon take note of these improving factors when considering broader economic policies and Florida’s unique recovery path.

South Florida FL Market Gains Momentum |

It’s been fascinating to watch South Florida’s real estate market maintain its momentum through 2026. Even with demand holding firm, it’s a tighter supply that continues to shape the landscape—something I see firsthand when guiding clients through their options. The low-6% mortgage range is creating a more stable environment, giving well-prepared buyers a window to make confident decisions.

One area that always draws attention is the ultra-luxury segment: homes priced above $5 million. Right now, there are about 488 single-family listings in that range, with roughly 43 selling each month, and condos seeing an average of 20 sales monthly. When you look at the bigger picture, with about 4,500 homes on the market across South Florida, you’ll notice that approximately 10% are priced above $5 million—and another 10% are under $500,000. This kind of balance (or imbalance) is exactly why low supply can help support home values.

If inventory remains limited, it’s likely we’ll see continued upward pressure on prices. And with the upcoming property tax referendum, some owners may be re-evaluating their plans to move. My role is always to help clients navigate these shifts, ensuring they have the resources and answers they need—whether it’s understanding the numbers, connecting with trustworthy professionals, or simply making sense of a complex market.
