I lived through my worst case scenario.
Not the one in my head—the real one.

Twice.

And here’s what I can tell you…
It wasn’t what took me out.

This one’s for anyone—contractor or homeowner—who’s been stuck in “what if” instead of moving forward.

When I was about 16, my family took one of our annual vacations. We didn’t go far; money was usually tight, but that year, we were headed to the Texas Hill Country. The Alamo, a few stops along the way… nothing fancy, just something different. We left around 4 in the morning in our tank of a car,...

$1 Billion Dollars.

That’s the current estimate to repair Dallas City Hall.
Now the debate begins.

Do they move everyone out and fix it all at once?
Do they stretch repairs over 20 years?
Do they sell it and build new?

But here’s the hard truth:

It didn’t have to be this way.
The price tag is so high for one reason.

Deferred maintenance.

I see it almost every time I evaluate a building with damaged brick or a failing façade.

Maintenance is more than sweeping floors and keeping the air conditioning running.

It’s:

* Inspecting the building regularly
* Pulling the weeds growing between the sidewalk and the wall
* Resealing and caulking control joints
* Addressing small cracks early
* Managing moisture before it spreads

Small neglected fixes become major structural repairs.

Sticker shock is real. I see it almost daily.

The small repair feels inconvenient.
It feels like something that can wait.
It feels cheaper to “cover it up.”

But the data consistently shows:

For every $1 saved by delaying maintenance, it can cost up to $7 in future repairs.

That means a $400 repair today can balloon into $10,000+ when it catastrophically fails and becomes an emergency.

And it doesn’t just affect one building.

An unmaintained building can cause depreciation of surrounding properties.

When historic buildings decline, entire districts lose value.
Across the United States, deferred maintenance is costing communities trillions.

The old adage is still true:

An ounce of prevention is worth a pound of cure.

At some point, maintenance is no longer optional.
It’s leadership.

If you own property, manage facilities, or sit on a council, prevention is always cheaper than crisis.

Fix the $400 problem before it becomes the $10,000 emergency.

In construction, we talk a lot about how to build better projects, but not enough about how to build better people.

I learned that early on, growing up around my Grandpa's masonry business in Texas. He always said loyalty isn't something you can demand; you have to earn it.

I remember a man named George who worked for Grandpa, and his story still sticks with me.

It reminds me that leadership, respect, and appreciation are just as important as getting the job done or making a profit.
If you work in the trades, own a business, or are a contractor, I think you'll understand where I'm coming from.
👇

George was a big, burly man. He always picked up his check in person at my Grandpa’s home office. He was quiet and gentle, very polite—always said "yes ma'am" and "no ma'am" to my grandmother, and he never called Grandpa anything but "Boss." I never heard him call Grandpa any other name. The fir...

“We need a Walmart.”
“We need a Lowe’s.”
“We need more options.”

But what if what we really need is more owners — not more chains?

Every time a small-town business closes, something else disappears with it: a sponsor for the school fundraiser, a job that turns into a career, a neighbor who reinvests their profits right back into the community.

I wrote this piece for anyone who loves their town and wants to see it thrive, not just survive.

“We need more competition."We only have one grocery store.”“Why can’t we get a Walmart?”“Our hardware stores don’t carry enough; we need a Lowe’s.”These statements seem reasonable. At first glance, they suggest progress, more choices, convenience, and growth. But many small towns ma...

Before you hire a contractor, you probably scan Google reviews — and if you see a bad one, it can stop you in your tracks. But what does a negative review really mean?

In this post, I explain how professional contractors handle complaints, why their public response matters more than the star rating, and how homeowners can spot the difference between a real red flag and a simple misalignment.

If you’re a homeowner planning a project — or a contractor protecting your brand — this is worth the read.

👉 Read it here:

Even the best contractors eventually face negative reviews. A single 1-star or 2-star rating can feel devastating — especially if you’ve spent years building a solid reputation, delivering quality work, and earning the trust of your community. Here’s the thing:Negative reviews aren’t the enem...

Texas jobsites are already showing us what 2026 will demand.
Labor shortages, tighter schedules, higher safety expectations, and rising costs aren’t coming — they’re already here.

From masonry and restoration work across Texas, I’m seeing clear patterns emerge on real projects with real budgets on the line. In this post, I break down what builders, contractors, and owner-builders need to pay attention to now if they want to stay ahead instead of scrambling later.

Because in 2026, building faster won’t save you — building smarter will. 🧱

Insights from the field — what builders, contractors, and owner‑builders should be paying attention to nowThe construction industry is heading into 2026 with momentum and pressure. Rising costs, ongoing labor shortages, tighter schedules, and higher expectations for safety and quality are forcin...

Confession time… how old is your hard hat? 😅
If you don’t know, you’re not alone.

Hard hats expire, heat cooks them, chemicals weaken them, and that little date stamp inside actually matters. I wrote this one because I’ve seen too many “still looks fine” hard hats that definitely weren’t.

Read this before your stickers outlive your safety. 🧱💚

Let’s start with a confession. Most of us treat our hard hats like trusty old trucks. If it still starts, we keep driving it. If it still fits, we keep wearing it. And if it’s covered in stickers from jobs we’re proud of? Even better. But here’s the thing nobody tells you early enough in the...

Once covered in mid-century asbestos stucco, this 116-year-old East Texas bank building was hiding a piece of architectural history beneath decades of damage. What started as a “modernization” in the mid-1900s left the original brick and stone nearly destroyed, with 90% of the brickwork crumbling and moisture damage spreading throughout.

When our team uncovered the original structure, we immediately went into recovery mode. Every inch of damaged masonry was carefully torn down and rebuilt using historically accurate materials. With the help of Acme Brick, we sourced Smooth Garnet brick and matching stone to bring this landmark back to life.

Now transformed into a modern medical office, this historic restoration showcases the craftsmanship and care required to blend past and present — preserving East Texas history one brick at a time.

Watch the full transformation to see how we took this bank from broken to beautiful.
