This is a good article explaining why property tax notices across Colorado may look different this year. While the Treasurer’s Office does not determine property values or the amount of taxes owed, we are responsible for collecting and distributing taxes set by the local taxing districts, I want to help explain what Routt County taxpayers may be seeing.

Over the past two years under Senate Bill 233, https://leg.colorado.gov/bills/sb24-233 the State temporarily reduced taxable value by $55,000 for residential property and $30,000 for commercial property. That temporary relief has now ended, which means the previously excluded value is being added back into the tax base. This does not mean your market value increased by $55,000 — it means the temporary exemption or reduction to taxable value is no longer being applied.

👉 If your property’s value only increased about $10,000 this year, your tax bill may still reflect a larger change because the temporary $55,000 residential reduction is no longer in place. That portion of value was absent from the last two tax cycles (exempt) and is now being added back into taxable value.

This change can be more noticeable on mobile homes and lower-value commercial properties, where the prior reduction represented a larger portion of total value.

This topic is getting attention statewide, so I wanted to share some Routt County context and help explain. Please remember: the Treasurer’s role is to collect and distribute property taxes, not set values, exemptions, or mill levies. If your bill looks different than expected, comparing last year’s taxable value to this year’s is often the best place to start.

At the center of the increase is the expiration of a $55,000 property value exemption that had been in place for the past two years under Senate Bill 233.

🚨 Attention Everyone! USPS Changes to Postmarks!!🚨

As we approach property tax season, it's crucial to remember: Don’t wait until the last day to mail your tax payments! 📝

Did you know? The U.S. Postal Service has published a new rule regarding postmarks in the Federal Register (39 CFR Part 111). This means the postmark date on your mail may not align with when you actually drop it off at the post office. 🏤

📬 Why does this matter?
Property tax payments, and various county functions are all influenced by the postmark date. The Postal Service emphasizes that while a postmark confirms your mailpiece was accepted on that date, it may not represent when it was first in their possession.

In rural areas, delays in postmarking can be significant, potentially impacting timely submissions.

👉 What can you do?

📫Submit your payment to the post office with plenty of time for postmark.
📨Request a manual postmark from the Postal Service employee at the time of drop-off.
💻Pay online.
