Patrice has over 23 years experience in the affordable housing industry and brings a plethora of knowledge and expertise to owners, management agents, executive directors, regional managers, and property managers. Since she has a passion for teaching and helping others succeed in this industry, she puts an abundance of time and effort in assisting others, including her

staff, to maneuver the ever-changing HUD requirements. Director of Compliance, Regional Director, Asset Manager, 504 Coordinator, and Financial Analyst for noteworthy and top 40, nationwide management agencies, and the Contract Administrator for the states of Texas and Arkansas, proves that she has the knowledge to make any Project-Based Section 8 properties (PBS8) HUD-compliant. Patrice has conducted and written hundreds of Management and Occupancy (MOR) review reports and fully understands the requirements set forth by the HUD Handbook 4350.3. As such, she has successfully challenged several other inspector's MOR scores, on behalf of her clients, and have had several overturned from Below Average to Satisfactory and some from Satisfactory to Superior.

RENT INCREASES:
We specialize in Budget-based rent increases and as such, have had our client's subsidy approved for annual increases in excess of 25% or more. We pride ourselves in being one of a handful nationwide with an approval of a rent increase that exceeded 85%!

PRE/POST MOR:
PRE-MOR: We will review your forms for accuracy, analyze your EIV Binder, and suggest revisions prior to a Management and Occupancy Review (MOR). POST-MOR: We will assist with generating a written response to noted Findings and file audit to close out the MOR report.

TENANT FILE AUDITS:
We not only conduct file audits, but will provide all required HUD forms and file cover sheets to get your tenant files in order.

Affirmative Fair Housing Marketing Plan (AFHMP):
We will generate and submit your AFHMP directly to the local HUD office for approval.

TENANT CERTIFICATIONS:
We will review all move-in, annual (AR), interim (IR) certification documents for accuracy and make written suggestions for revisions
