OFOA Annual Meeting Update
✅ HUGE thanks to all who attended or submitted proxies for yesterday’s standing-room-only annual meeting and picnic. With owners of 9️⃣5️⃣ lots participating, we had the quorum needed to conduct new business and approve our budget for the next fiscal year. Thank you!

💧As you might imagine, the discussion was dominated by last week’s massive rainfall that washed out part of the road through “the Gap” as well as Maple Hollow and the bottom of the Saddle. Longtime residents described how the 5️⃣ inches of rainfall received in one hour was the greatest amount they’d ever seen. Community members offered up helpful suggestions as the Board navigates the aftermath of this unprecedented weather event.
⚠️ While the road is currently passable for most vehicles, it is perilous: single lane in places and cannot accommodate a fire or dump truck. TO BE CLEAR, we may need to move the road, and we anticipate the cost will FAR EXCEED our annual budget. The good news is that our community bylaws provide a process for paying for emergencies, and the Board will follow these procedures by the book as he we head toward a special “emergency assessment” to recover from the damage.
Here is what you can expect in the days and weeks ahead::
1️⃣ The Board will continue to gather bids and find a path forward on repairing the road as quickly as possible. Finding someone with the appropriate experience and equipment will be tricky.
2️⃣ Once we have the requisite information and cost estimates, we will provide written information to the entire membership via email (if we have your address), snail mail, and posting documents electronically here. This will document what happened, anticipated costs, and the amount per lot for the emergency assessment.
3️⃣ Within ten (10) days of that notice, we will hold a special meeting virtually over Zoom. This forum is designed for the Board to communicate information and receive questions and feedback from members.
4️⃣ According to our bylaws, an emergency assessment requires the written consent of half of the lot owners (82 lot owners). The Board will work expeditiously to gather written consent through every physical and electronic means available so that we may move on the repairs with all deliberate speed.
5️⃣ Emergency assessments will be due within 30 days’ notice once we get the requisite level of consent.
‼️ There is no question we need to repair the road as quickly as possible—for our safety, for our property values.
💰 The only question is how we finance it, and we will do this responsibly and in accordance with our bylaws.
