There are risks having a private insurance company policy but can have significant benefits. A Fema insurance policy offered by many name brands has its benefits and downside. What you need to know -high deductibles do not offer any significant savings and one claim can cost you thousands and benefits the insurance company particularly a FEMA policy.

Happy New Year to all my family, friends and business clients. I am looking forward to making a difference to more people and creating memories to those who share my values particularly my wife, Geraldine Handy Hall who has stood by my side throughout the last 20 months of multiple surgeries and recovery. I pray for everyone who has life's challenges whatever they may be. Look to our father in heaven. It is never too late to put your trust in him.

It has been a challenge trying to maintain my clients while trying to deal with multiple surgeries. Please forgive me. As each of you get notice of your flood insurance renewals, we have many private brands that provide better coverage and in many cases much lower prices. Personal insurance companies have made it difficult for their policy holders and insurance agents. Asking for a prayer. We are getting an online prayer circle going. My love to everyone who reads this. Let's pray for each other and all of those affected by hurricane Helene today & incoming Milton because prayers are needed right now. If I don't see your name, I'll understand. I ask my family and friends wherever you might be, to post this status for one hour, to whisper a prayer for all of those who have family problems, health struggles, job issues, or worries of any kind and just need to know that someone cares. Do it for all of us, for nobody is immune. I hope to see this on the walls of my family and friends. I did it for someone else, and you can too ! 💜🙏🏻💜

A fEMA policy is not a guaranteed policy to rebuild your home. The max coverage with FEMA for Flood Insurance is $250,000 which is the amount that the federal law requires lenders to maintain if a home is inside a flood zone. Since most homes today have replacement costs greater than $250,000 our private flood insurance brands can provide coverage at a level to rebuild your home. Just because you're home is not in a flood zone doesn't mean that you're not in harms way. Every homeowner is eligible to purchase flood insurance unless the community the property is in does not participate in the National Flood Insurance program offered by FEMA.

Florida as well as other areas are subject to the volume of rain in a short period of time called flash flooding whether in a flood zone or not. Private Flood Insurance is available in all states. If your home or business has been flooded and you have flood insurance, you are required to call the claims department to file a claim immediately. This is the worst time to experience those to take your money. The claims adjuster has a responsibility to document the extent of your damages and to offer the value for repairs. There are factors that can limit your coverage or can be contested. Be sure to hire reputable contractors or mitigation services. Do not be rushed to let non certified service providers take your money. Be sure they are bonded for the work they are providing.

Just reached out to my flood insurance clients in Florida and they are experiencing flooding now not yet the expected peak. Please take photos and videos of your flooding and damage to your property for a claim adjuster. Your home insurance does not provide coverage for damage by flooding. This will a Presidential disaster and SBA loans will be available. Do not wait to file a claim with your flood insurance company. Remember first come first served.
