📊 Average list price: $336,257
📊 Average sold price: $334,126

🏡 72 homes sold
💰 Median sold price: $321,750
⏱️ Median days on market: 7.5 (20 average)

Even with fewer homes selling in 2025, median prices increased by about 2.6% year-over-year, and well-priced homes continued to move quickly.

I’ll share simple neighborhood-level updates like this from time to time for anyone who lives here or just likes to stay informed about the area.

Congratulations to my sellers on the sale of their home in River Valley Highlands! Although the market is shifting, we still received multiple offers and sold OVER list price within a few days of the property going live.

Sellers can still get great offers, but it’s extremely important to price your property appropriately.

𝐂𝐮𝐫𝐫𝐞𝐧𝐭𝐥𝐲 𝐭𝐡𝐞𝐫𝐞 𝐚𝐫𝐞 𝟕 𝐡𝐨𝐦𝐞𝐬 𝐮𝐧𝐝𝐞𝐫 𝐜𝐨𝐧𝐭𝐫𝐚𝐜𝐭 𝐢𝐧 𝐑𝐢𝐯𝐞𝐫 𝐕𝐚𝐥𝐥𝐞𝐲 𝐇𝐢𝐠𝐡𝐥𝐚𝐧𝐝𝐬 𝐚𝐧𝐝 𝐍𝐎 𝐀𝐜𝐭𝐢𝐯𝐞 𝐨𝐫 𝐂𝐨𝐦𝐢𝐧𝐠 𝐒𝐨𝐨𝐧 𝐋𝐢𝐬𝐭𝐢𝐧𝐠𝐬. In the last 2 months, 10 homes sold in the neighborhood and 9 of those 10 homes sold for OVER list price.

Hello! Here is your 𝐌𝐚𝐲 𝐑𝐞𝐚𝐥 𝐄𝐬𝐭𝐚𝐭𝐞 𝐌𝐚𝐫𝐤𝐞𝐭 𝐔𝐩𝐝𝐚𝐭𝐞 𝐟𝐨𝐫 𝐑𝐢𝐯𝐞𝐫 𝐕𝐚𝐥𝐥𝐞𝐲 𝐇𝐢𝐠𝐡𝐥𝐚𝐧𝐝𝐬. Yes, homes are still selling! In May, five homes were listed and five were sold in the neighborhood. Two of those 5 homes that sold did have a price reduction, but overall the average sold price was higher than the list price.

At the time of this post, there are only 4 homes for sale in the neighborhood and they are all under contract. The market is starting to shift in some areas and while overall most homes in Central Ohio are still receiving multiple there aren't as many offers for sellers to choose from as there might have been just a couple of months ago.

How is this for a 𝟏𝟎 𝐘𝐞𝐚𝐫 𝐂𝐡𝐚𝐥𝐥𝐞𝐧𝐠𝐞? I'm sure most people have seen the 10 year challenge floating around on FB. I thought I'd do my own version: the real estate edition.

This home, in 𝐑𝐢𝐯𝐞𝐫 𝐕𝐚𝐥𝐥𝐞𝐲 𝐇𝐢𝐠𝐡𝐥𝐚𝐧𝐝𝐬, sold nearly 10 years ago for $144,000 and was on the market for *gasp* 140 days. Yep. You read that right--140 days.

The same home just sold again last year for $260,000 and was only on the market for 5 days.

My how things have changed in "nearly" 10 years. Wow!
