Easton Park, a Brookfield Residential development, is a 2,700 acre community located in southeast Austin. This vibrant community will be home to 13,000 residents upon completion.

Easton Park offers so many great perks to its residents. It has an abundance of amenity spaces, including several parks, a huge, central amenity center, playgrounds, a splashpad, pool, gym, dog park, and over 13 miles of trails!

META has been involved with Easton Park since 2019, actively designing the future sections for the southern half of the development, providing conceptual, schematic, and site planning services for this community. When creating the plans for this development, we strived to balance its urban vibrancy with suburban practicality by harmonizing density with multiple options and routes for residents to utilize the abundance of open spaces within the master planned community. We also considered the future growth areas and land uses, based on ever-evolving development needs. The plans we created have been instrumental in allowing Brookfield Residential to develop a livable, sustainable community that blends modern amenities with serene landscapes.

We welcomed two new summer interns this week, and celebrated the end of their first week with an ice cream bar! 🎉 🍦

In the fall, both Kaytlin Evans and Julianne Elias will be seniors at Texas A&M University, and are Urban and Regional Planning majors. Julianne will also be with us during the fall semester for her major's fall semester internship requirement. They will be assisting with our preliminary work and design process. We're thrilled to have them!

SPOTLIGHT: JORDAN RANCH

Our staff have been involved in Jordan Ranch from its inception in 2015 until now, and have provided a variety of services for this development. This 1,354 acre community, by Johnson Development, is located in Fulshear, Texas and will have over 3,000 homes upon completion.

Jordan Ranch by Johnson Development has no shortage of amenities. This community has a large community center, fitness center, pools and lazy river, playgrounds, tennis courts, and even a community farm. Jordan Ranch has had much success, ranking among the nation's 50 top-selling master-planned communities in 2022 and receiving a spot in the RCLCO’s Top 50 list for the most “innovative, forward-thinking, and community-oriented residential developments” this year.

META has provided this community with: Conceptual Plans, Schematic Plans, Community Guidelines and Architectural Review, Plat Drafting and Submittals, Thoroughfare Amendments, and other coordination efforts such as Rule 76. We also provide Jordan Ranch their architectural review through META’s Architectural Review Committee, consistently ensuring that the development’s homes are compliant to the guidelines and remain consistent to its look and feel. Our expertise has ensured this community has the components it needs to become the successful development it is. It’s been a pleasure to work with Johnson Development on this community, and we’re excited to see it continue to grow and become a staple of Fulshear.

As we wrap up this year and prepare for 2024, all of us at META would like to thank our clients and collaborators for making this year a success. In September, we celebrated 5 years as a company. We have grown from 6 employees to nearly 20, and from working on projects in the Houston area to North and Central Texas, and beyond. We would not have been as successful without great mentors, loyal clients, and our dedicated team. Thank you to everyone who has helped along the way; we are so excited for the future and to continue to build a company we are proud of.

SPOTLIGHT: Del Bello Lakes

This month, we are showcasing Del Bello Lakes, located in Manvel, Texas, east of Highway 288 and north of SH 6 on Del Bello Boulevard. This community, developed by MAK Development Group (https://makdevelopmentgroup.com/) and Shea Homes, is 268 acres and will have 448 homes upon completion, ranging from 50’-70’+ wide lots. The builders in Del Bello Lakes include Shea Homes, Westin Homes, Perry Homes Houston, and Ashton Woods Homes . A myriad of amenities are offered at this community, including a 5-mile trail system, 40 acres of lakes, and 15 acres of parks and green spaces. The Texas Association of Builders named Del Bello Lakes the Best Overall Community 51-299 Acres in 2022.
The main goal of this project was to design a community that could compete with the larger master planned communities in the area by offering multiple amenities and open spaces. Through that vision and a persistent builder/developer team, Del Bello Lakes was able to grow into a successful, thriving community in the south Houston market.
META has been involved with Del Bello Lakes for many years before construction, coordinating with the City of Manvel and MAK to craft a Development Agreement allowing for the product mix that exists today. We also worked hand in hand with City staff and the project engineers to establish an alignment of Manvel Parkway through the property and work around the existing drainage and irrigation canals in the area. In designing Del Bello Lakes, our staff prepared the initial concept plans to set up the commercial and residential areas of the development, then prepared schematic plans and preliminary plats to finalize the design. We are proud to showcase our expertise in designing Del Bello Lakes, and we’re so excited for its further success!

🌲 META Spotlight: Mavera!🌲
Mavera is a community developed by Pulte Homes located in the greater Conroe area, just east of I-45 between the Woodlands and Conroe along SH 242. Mavera is just a quick 5-minute drive from the interstate but feels worlds apart once you cross over the San Jacinto River and encounter the wooded landscape upon entry. This community is over 820 acres and is projected to have over 3,000 homes upon completion.
A centralized lake and channel serve as the main unifying feature of the development, linking residents to the major park and open space features. The Mavera Overlook Loop is a continuous loop road with significant landscape reserves that provide all residents with easy vehicular and pedestrian alternatives to reach the development’s amenities and future CISD elementary school. Nearly every section has its own open space and pocket park toward the entry, ensuring that no home is more than a five-minute walk from a common green space.
META has been involved with Mavera from the very beginning. There are several different features and opportunities that have presented themselves through the design process and have provided a unique and sometimes challenging objective in the planning of this community. We have worked through these challenges, developed conceptual and schematic layouts for the overall project, and prepared preliminary section plans that will continue to progress through the platting process. Mavera is an excellent example of client collaboration and illustrates how our planning of the major features of the neighborhood provides amenities that make a cohesive development and will rival those in larger master planned communities.

JULY SPOTLIGHT - AMIRA

This month, we are showcasing Amira, located in Tomball, Texas, north of the Grand Parkway and east of Mueschke Road. Amira is over 550 acres and will have over 1,700 homes upon completion, built exclusively by Beazer Homes and Perry Homes Houston. Amira was once a prestigious Arabian horse farm, and in pursuit of preserving its history, the farm’s main building was restored and is now used as the community’s main recreation and event center. Community amenities include: the event and recreation center, a resort-style pool, multiple parks and ponds, a dog park, and great schools nearby.



META has provided Amira with land planning services including conceptual design, schematic planning, platting services, and city coordination. The main focus of Amira’s design was to provide walkability to the main rec center for all residents, fostering an active and tight-knit community. Our main challenges for this project were providing sufficient access to this site, through which we had to alter the area’s thoroughfare plan to ensure proper access and circulation. We go above and beyond for our clients to not only provide stellar planning and design services, but we also coordinate with nearby entities to ensure plan approval. We are so excited to share Amira’s success and look forward to its continued development!

🎇 META PROJECT SPOTLIGHT - ELYSON 🎇

This month, we are showcasing one of our biggest projects to date, Elyson, an ongoing Master Planned Community by Brookfield Properties, in north Katy, off the Grand Parkway. At completion, Elyson will have around 6,000 homes on over 3,600 acres of the beautiful Katy Prairie. The META Team has been a vital part of the growth and development of Elyson from the very beginning and has ensured it become an outstanding community for residents to live, grow, and thrive.

We have provided planning and design expertise through conceptual and schematic designs, and supplied preliminary platting and agency coordination efforts through the City of Houston and Harris County. Every Master Planned Community is unique and has its own set of challenges, and Elyson is no exception. Through our creative problem solving and collaborative coordination with the development team, city, and county, we have worked to create opportunities out of hurdles.

Our designs have provided Elyson with numerous parks and amenity spaces throughout the community, including miles of walking trails along its lakes and channels, allowing residents to foster an active lifestyle and to easily connect with one another. Elyson continues to rank among the top-50 best-selling Master Planned Communities in the country, and will proceed to thrive and grow as new amenity centers and parks are continually added, including many new commercial opportunities. We love seeing Elyson’s consistent success and look forward to watching all our plans come to fruition in the near future!
