Investment Opportunity in Derry - Former Rite Aid Property

The former Rite Aid at 222 Y Street in Derry is available for purchase and ready for a new chapter.

Located along PA Route 217 in the Borough’s Central Commercial District, this highly visible site sits in the middle of a densely populated residential area and has served as a commercial anchor in our community for decades.

One of the most exciting opportunities for this location would be a grocery store or fresh food market, but the property could support many types of retail or service businesses.

Derry residents strongly support local businesses and would be excited to see a grocery, market, pharmacy, restaurant, or other retail concept open here.

Derry Borough Planning Commission Recommends Approval of Porcelain Park Subdivision Plan

DERRY, PA — November 24, 2025 — The Derry Borough Planning Commission held a special meeting on Monday, November 24 at 7:00 PM at AV Germano Hall to review the subdivision plan for the former Porcelain Park site. This is the historic property where Derry’s industrial identity was established. It was home to the Pittsburg Insulator Company, later Westinghouse, and most recently Industrial Ceramics Inc., and it helped shape generations of local employment and economic activity.

The proposed subdivision would divide the Westmoreland County Land Bank property into two marketable lots. A portion of one lot will be ceded to the Derry Volunteer Fire Department (DVFD) for parking to support operations at AV Germano Hall.

In attendance to address public questions were Brian Lawrence, Director of the Westmoreland County Redevelopment Authority, and Tysen Miller of KU Resources. DVFD Vice President Tim McCloskey and other members of the Fire Department were also present.

Following discussion, the Planning Commission unanimously voted to recommend approval of the subdivision plan to Derry Borough Council. Council will review the recommendation at its next working meeting on December 2, 2025 at 7:00 PM at AV Germano Hall.

County officials reported that site preparation work is continuing as the property moves toward redevelopment. They confirmed ongoing communication with an interested developer and noted consistent coordination as the Borough prepares for the formal dedication of the new roadway.

“This is an important and necessary step in the process of returning Porcelain Park to marketable use for mixed industrial and commercial activity,” said Nathan Bundy, Chair of the Planning Commission. “We appreciate the efforts by the County to finalize these last details in preparation for sale to the developer.”
