A quitclaim deed is a document that is used to transfer ownership of real estate from one party to another.
Quitclaim deeds are also sometimes called quit claim deeds or quick claim deeds because they are a fast way to accomplish real estate transfers.
According to Ohio State Law, the Grantor must present the quit claim deed, and sign it in the presence of a Notary Public.
Once the document has been properly filled out, signed by the Grantor, and notarized, it must be filed with the County Recorder’s Office in the city or county where the property is located.
