Rezoning 3415 W. Harbor View Ave. Thanks the wonderful advise of the highly recommended person, I now know that the city staff in their Rezoning Staff Report found the request to split this lot as INCONSISTENT with City of Tampa Code of Ordinances meaning there is a chance that this lot split can be defeated. “Staff finds the proposed request to be inconsistent with the existing development pattern of the overall study area.”
She said in order to win however, we need to get as many people as possible to come to the hearing and speak against it. That is the key to defeating it.
Other points she suggests that can be made, there are 12 houses on this block and the majority of them are big lots, which is what city staff is relying on in their analysis. If City council approves this, the percentage of smaller lots to bigger lots will change into the small lots favor and there will be a domino effect of lot splitting at that point. This is the critical mass point for this area. Neighbors choose this area because of the bigger sized lots – we didn’t want a neighborhood that felt claustrophobic. Bayshore beautiful is a known beautiful neighborhood in Tampa and we trusted that zoning would protect the character of the neighborhood and this lot split is opening the door to changing everything.
She also notes that the setback for RS-50 is only 20 feet instead of the 25 feet for RS-60. That is out of character with the neighborhood. In neighborhoods with smaller setbacks, cars frequently block the sidewalks because of that. My thought here is that being on the corner, and a busy corner, that is especially dangerous, because it creates a more blind corner. Same with cars parking on the street with the increased number of families. Especially with everyone leaving that YMCA secondary lot making a U-turn at Harbor View.
I also feel like in the last rainy season, the city of Tampa flood map was frequently showing Himes across from Wallcraft and two houses there will majorly affect the natural drainage. Also we know what will happen to the oaks on that property when the lots are split…
She literally says “the key to winning this is to get as many people as possible to come and speak.” My husband it out of town so it will be me and my crazy 5 year old. I hate public speaking lol. Please more people join me!! I am feeling hopeful now!!!!!
