5 Reasons why OFWs should invest in real estate

Here are reasons why OFWs should invest in a property back home:

βœ” Budget - magkano ba kaya mong monthly? Kung magkano lang kaya mo doon ka mag-umpisa tumingin.
βœ” Location - consider mo parin budget mo. Kung mura lang siguradong malayo sa Downtown yan.
βœ” Required Monthly Salary - Check mo na kaagad kung magkano sweldo mo kasi doon lang magbabase kung magkano monthly pwede mo kunin! (pwede combined salary)
βœ” Marital Status - laging tandaan ang legalities kapag kasal ka sa papel kahit na hiwalay kayo sa mata ng batas conjugal property pa din ang lahat ng pagmamay-ari ninyo.
Common Questions:
1. Saan po ba may mura?
βœ” Depende sa location mo gusto, basta ang tandaan mo, basta mura malayo na talaga sa Downtown.
2. May Rent To Own po ba kayo?
βœ” wala naman talagang rent to own. Maglalabas ka rin ng pera sa Equity or Downpayment at yung remaining pwede na ma-loan sa Bank/pag-ibig at magmo-monthly ka nalang sa Bank/ pag-ibig kaya parang rent to own ang labas.
3. May Lipat Agad po ba kayo?
βœ” kung kaya mo magbayad ng cash maaring makalipat ka agad.
βœ” kung installment hihintayin muna matapos Downpayment pagbayad na chaka palang maprocess sa Bank/pagibig na usually 3-6mos. (pwede mo bayaran ng cash ang Downpayment para maprocess agad sa Bank/pag-ibig)
4. Kelan pwede makalipat?
βœ” kung na release na ng Bank/
pa-gibig ang loan mo.
5. Ano ang Pre-selling?
βœ” ibig sabihin nito itatayo palang ang bahay mo usually 18-24mos construction sa mga affordable or low cost housing. Ang maganda nito mura pa ang price ng bahay kase wala pang development. Maari mo din bayaran pa ng installment ang Downpayment or Equity.
6. Ano ang Equity?
βœ” ito ay same lang ng Downpayment at required mong bayaran bago pwede maloan sa pag-ibig.
