So what are we all still waiting for?
-The PMF (Probable Maximum Flood) to be removed from the Logan flood mapping (yes, we are still paying insurance based on a 1:2000 year risk!)
-Dry creeks and overland flow to be removed from the Logan flood mapping
-Ground levels to be current and accurate for all areas of Logan
-An insurance map based on current climate AND current development.
We will not give up the fight until these fundamental flaws in the flood mapping have been satisfactorily addressed.

🤯⁉ A YEAR AGO, COUNCILLORS WERE TOLD CREEK MAPPING WAS OPTIONAL — SO WHY ARE RATEPAYERS NOW FUNDING AN INVESTIGATION INTO WHERE CREEKS ARE? 🤯

In a confidential meeting 🥷 on 14 October 2025, councillors were told two incredibly important things:

1. ☢ The State Planning Policy does NOT determine where Councils should highlight flood risk???
2. Mapping creeks was optional ⁉
3. The Waterway Corridor was what had been used to map the creeks. 😵

That means Council already knew, a year ago, both how the creeks had been mapped and that there was an option not to map them this way at all.

So why are ratepayers now funding an investigation to work out where creeks start and stop? 🖐

And if there was an option to exclude creeks back then, why wasn’t that addressed before these maps affected thousands of properties?

🚨 MYTHBUSTER: “ONE FLOOD MAP IS TODAY AND ONE IS IN 2090… RIGHT?"
WRONG. LRA thinks all Logan residents deserve to truly understand the gravity of this because it is affecting your insurance MASSIVELY!

When we see “Current Climate” and “Future Climate” maps, it is very easy to think:

➡️ Current Climate = Logan today
➡️ Future Climate = Logan in 2090

But BOTH maps are based on guesses of what an almost completely developed version of Logan will look like.

This is called “Ultimate Development.”

Picture Logan today: paddocks, bushland, grass, acreage and undeveloped land where rainfall can soak into the ground.

Now cover most of those areas of that land with:

🏘️ houses
🏭 buildings
🛣️ roads
⬛ roofs, driveways and concrete.

Suddenly, instead of soaking into the ground, an enormous volume of rainfall becomes runoff that flows across the land.

⚡BUT HERE IS THE PROBLEM⚡

Although the land is based on a guess of future development....they didn't add the future stormwater and drainage infrastructure that would manage the additional runoff.

All that extra water has to go somewhere...across your land, into the creeks and into the river making it rise by m's.

That mean significantly greater volumes of water and much deeper modelled flood depths than if they had made the current map to what a Google Earth image of Logan in 2023/2024.

💲💲NOW THINK ABOUT INSURANCE!!!💲💲

Council acknowledges insurers are interested in CURRENT risk — the next 12 months or policy period.

We are insuring our homes TODAY.

So our “Current Climate” flood map shows metres of additional floodwater because Council instructed the companies undertaking the flood studies to use 'ultimate develoment'!

So the question residents should be asking is:

How much of the water shown over our homes today is actually the result of development that hasn't happened yet?

How many m's deeper is the water because they asked for a flood study to be done before determining where a creek starts and stops?

To an insurer, flood depth means the difference between water remaining below a home and catastrophic damage inside it.

“Current Climate” does not mean “Current Logan.”

With your help we would like to push for Logan City Council to create a current insurance map that only displays flooding to the year ahead. This will then only present risk that insurance companies need...to the year ahead. Not to the year 2090.

🚨 INSURANCE PREMIUMS ARE INFLUENCED BY THE FLOOR LEVEL OF YOUR HOME.

So if Council didn’t provide insurers with current floor level data… what floor height is YOUR insurance company using? 🏠🌊

We were told in a meeting that floor level data was not used. Yet a Council letter says historic floor level data was supplied to insurance companies.

The problem? That data dates back to 2016.

Since then, land has changed, homes have been built, blocks have been filled or cut, and properties have been raised or renovated.

And remember…LiDAR ground level is NOT the same as finished floor level.

🏠 Raised slab
⛰️ Built on a slope
📏 Thicker slab
🏡 Piers or stumps

All of this changes the actual floor height of your home.

Why does it matter? Because floor height is one of the critical elements insurers use to assess potential flood damage and risk. If the correct floor height isn’t known, your home could appear far more exposed to floodwater than it really is.

⚠️ WOULD YOU BELIEVE ME IF I TOLD YOU TOMORROW COUNCIL WILL VOTE TO INVESTIGATE BETWEEN A CREEK AND STORMWATER?🌧

Tomorrow, Logan City Council will vote on an investigation to work out where a creek actually starts and finishes and becomes stormwater.

The problem? Council has already completed 10 creek flood studies, and those studies have already been used in the flood mapping residents are dealing with today.

That means people are already paying the price through insurance and property impacts, while Council is only now investigating some of the basic questions that should have been settled before the mapping was relied on.

It is good that this investigation is finally happening, but the scope needs to go further. We need the creek and river maps remodelled with the results, and a plan until that is done. Residentss really shouldn't be expected to keep carrying the financial impact of those maps until 2027, should they?

If Council finds that some areas mapped as creek flooding are actually overland flow, then the modelling itself may need to change. Yet the current scope does not clearly require the affected creek studies, flood maps or broader river study to be remodelled.

We believe there needs to be an interim solution while this investigation is underway, and a clear commitment to remodel and correct the maps where problems are identified.

✅ Treat affected creek mapping as an INVESTIGATION AREA
✅ Clearly advise insurers and the Insurance Council of Australia that these creek extents are under active review
✅ Provide appropriate interim flood information while the review is underway
✅ Reduce or waive Council application fees where the mapping under investigation is triggering an application
✅ Require the scope to include remodelling and correction of the maps where problems are identified

🌊 THINK THE EXTREME FLOOD MAPS ARE BEING REMOVED? THINK AGAIN.

There seems to be a lot of confusion about what is actually changing with Logan’s flood mapping.

❌ MYTH: Property owners will no longer be affected by mapping of extremely rare flood events.

✅ FACT: The proposed new Property Flood Report still shows flood risk down to 0.05% AEP.
That is a 1 in 2,000 chance flood event.

And there’s something else people need to know 👇.

⚠️ The Flood Portal itself will STILL contain mapping all the way up to the PMF, the Probable Maximum Flood.

So while the way the information is displayed may be changing, the extreme flood mapping itself is not simply disappearing.

🏠 If you own property in Logan, this matters.
Before these changes are finalised, have a look at what is actually being proposed and tell Council what you think.

On Saturday 29 August, the Logan Ratepayers Association is holding another FREE open community meeting, with a big focus on Logan’s flood mapping and the real impacts it is having across our community.

We’ve got a great mix of speakers:

Talking about LRA, why it was formed, what we’re working on and where we go from here.

🌧️ Natalie Taylor – LRA
Breaking down the technical side of Logan’s flood mapping and highlighting the key areas where we believe stronger community advocacy and change are still needed.

🏠 Dane Beerling – Dondex Sheds
Talking sheds, garages, carports and the very real impacts flood mapping can have on building and property owners.

🏛️ Councillor Jacob Heremaia
Talking about the issues that matter to Logan ratepayers and taking part in the broader community discussion.
